4 Things That Immediately Increase Your Home’s Value

Homeowners oftentimes ask me what types of home renovations or improvements they should complete to help increase their home’s value, especially if they’re considering putting their home on the market soon. There are a variety of things that can help update your home and if you do it right, they can bring in good returns when it comes time to sell the home. It’s important to note that some home remodeling or home improvement projects will add more value than others. Here are four things that can help increase your home’s value right away.

#1:  Updated bathrooms.
A freshly updated bathroom can bring in great returns when it comes time to sell your house. You don’t need to do a full remodel, either. Simple updates like new sinks and toilets or updated flooring can be easy and inexpensive ways to increase value.

#2: Updated kitchen.
A fully remodeled or updated kitchen is one of the best things you can do to add value to your home. New cabinets, flooring, and countertops make all the difference when it comes to selling your home. If you decide to list the home without doing any updates or repairs to the kitchen, it’s common for prospective buyers to think they must remodel the kitchen space completely from scratch, overestimating how much a remodel will be.  A kitchen remodel may be less than a buyer might think, so it’s great to get this part done so you can yield the returns when it comes time to sell.

#3: Exterior maintenance.
New exterior paint can do wonders for curb appeal! In addition, stay on top of other exterior maintenance to make sure it’s free from dry rot or other issues that could cause a potential buyer to worry. Make sure your roof is cleaned regularly and that a roofing professional checks it for leaks or missing shingles, but do not pressure wash it. If these aren’t repaired and come up during an inspection, it could mean an expensive repair or a price reduction in your home, so it’s better to get things maintained and taken care of before the house goes on the market.

#4: Updated color palette.

How to Avoid Contractor Scams

Looking for a contractor or local company to help with some of those home improvement projects around the house that you’ve let go during the winter? Spring is a busy time for contractors and unfortunately, it’s a time where scammers go through neighborhoods and start offering seasonal services to homeowners. Whether it’s a window repair, window washing, leaf raking, or HVAC installations, there are people out there that will make promises on doing a great job, take your money, then never deliver the service they agreed to do. In addition to asking me for recommendations on reputable contractors, here are some other ways to avoid contractor scams.

Tip #1: Know what some of the popular scams are.
Most of the time, the person pretending to be a reputable contractor will come to your door and claim that he or his team is already in the neighborhood doing work on other people’s homes. The company or individual will claim to provide you a large discount because they’re already in the area doing a job. Then, the person will ask for partial payment upfront in order to secure your place, then will promise to return the next day after he finishes his other job in the area. It’s likely that the person will take your money and run – you’ll probably never see him or that money again.

Another common scam happens when contractors enter your home to work on it and they start adding in extras to the job that were not part of the original price and scope of work. If the contractor does not want to write up something that includes all of the details regarding what work will be done and how much it will cost, this should be a red flag.

Tip #2: Know how to protect yourself from scams.
There are several great ways to stay alert to possible scams. First, work with reputable local businesses. To find out if someone is part of a reputable business, ask for proof of their business license, ask for a business card or examples of estimate sheets, and look to see if their vehicle has professional signage on it. Next, do your research online to see what kind of reviews are there. Look at sites like Yelp, Google, Better Business Bureau, or Angie’s List to start. If you notice a lot of negative reviews, you should probably consider looking for a new contractor.

How to Weatherize Your House During Autumn Weather

Autumn has arrived and that translates to falling leaves and wet weather. Weatherizing your Pacific Northwest home for the fall weather is important. Here are some tips on how to keep your home warm and dry during the new season.

Tip #1: Weatherize your windows.
Do you have drafty windows? Older windows can allow cold air to creep in and can also bring in rain water into the window sills, causing mold and moisture build up. Consider caulking your windows so there is no leakage and if you have any cracks or broken panes, replace them right away. Replacing these will also save energy, which means you’ll pay less on your utility bill.

Tip #2: Keep gutters cleared out.
Autumn can bring heavy wind and rain, which means your gutters will be put to the test. Make sure that gutters are kept free of debris, twig, or leaf buildup. If they’re overflowing, it will cause the gutters to work harder and could cause leakage onto your roof or siding, which could cause damage later down the road.

Tip #3: Seal up doors.
Leaking doors, like leaking windows, can cause drafts and moisture build up. Make sure that the seals around your doors are working properly and if you notice any cracks or issues with caulking, get it fixed right away.

Tip #4: Be sure to check your roof.
Weatherizing your roof is key, especially once we head into the cold winter. Inspect your roof regularly, checking for missing, cracked, or curled shingles. If you see anything noticeable, call a roofing specialist right away. If you don’t get things repaired, water could creep in and threaten the overall integrity of the roof.
